The 2027 Deadline is Approaching: Is Your Home a "Fail"?

Queensland Fire and Emergency Services legislation is changing. A quick self-check can help you spot the most common compliance issues before the mandatory deadline:

Do you have a smoke alarm in every bedroom?
Are all your alarms interconnected (when one goes off, they all do)?
Are your current alarms less than 10 years old?
Is there an alarm in the hallway connecting the bedrooms?
Does every level of your home have a smoke alarm, even the floors without bedrooms?
If you answered "No" to any of the above, your home is currently non-compliant.

FAQ

Frequently Asked Questions

What are the Queensland smoke alarm requirements?

To comply with Queensland legislation, smoke alarms must:

Be photoelectric (not ionisation type)
Comply with AS 3786-2014 or AS 3786-2023
Be interconnected — when one alarm sounds, all alarms sound
Be installed:
In every bedroom
In hallways connecting bedrooms to the rest of the dwelling
If there is no hallway, between the bedrooms and other parts of the storey
On each storey of the dwelling
Power source (either):
Hard-wired (240V) with a non-removable 10-year battery backup
Powered by a 10-year non-removable battery
Be less than 10 years old
Operate correctly when tested
What is the Queensland smoke alarm compliance deadline?
1 Jan 2022 Homes being sold or leased
1 Jul 2024 Caravans and motorhomes being transferred
1 Jan 2027 All remaining dwellings

All homes must meet the updated smoke alarm requirements by 1 January 2027.

Who does the Queensland smoke alarm legislation affect?

The legislation applies to:

Class 1a buildings (houses and townhouses)
Class 2 buildings (units and apartments)
Caravans and motorhomes

It does not apply to short-term stay buildings such as motels, which are covered by the National Construction Code (NCC).

How many smoke alarms are required in a Queensland home?

The number required depends on the layout of the dwelling. Smoke alarms must be installed:

In every bedroom
In hallways connecting bedrooms to the rest of the dwelling
If there is no hallway, between the bedrooms and other parts of the storey
On each storey of the dwelling

All required alarms must be interconnected. Our team assesses your specific property as part of every booking.

Do smoke alarms need to be photoelectric and interconnected in Queensland?

Yes. Under Queensland legislation, required smoke alarms must:

Be photoelectric and must not contain an ionisation sensor
Comply with AS 3786-2014 or AS 3786-2023
Be interconnected so that when one alarm detects smoke, all alarms in the dwelling sound simultaneously

Ionisation smoke alarms do not meet the updated Queensland requirements and must be replaced to achieve compliance.

What type of smoke alarm is required in Queensland?

Smoke alarms must:

Be photoelectric, not ionisation type
Comply with AS 3786-2014 or AS 3786-2023
Be interconnected
Be either hard-wired 240V with battery backup, or powered by a 10-year non-removable battery
Be less than 10 years old
Do I need a licensed electrician to install smoke alarms?

Yes. Smoke alarms that are hard-wired at 240V must be installed by a licensed electrician under Queensland law. All Goldsure installations are completed by fully licensed electricians — no exceptions.

What happens if my home is not compliant?

If a property is sold without compliant smoke alarms:

The buyer may claim a 0.15% reduction of the purchase price at settlement
The Queensland Fire Department may issue Penalty Infringement Notices (PINs)
The Queensland Police Service may pursue charges for non-compliance
How do I check if my smoke alarms are compliant?

You can check:

Whether alarms are photoelectric
The date of manufacture — must be less than 10 years old
Whether alarms are interconnected
Whether placement meets legislative requirements
A licensed installer can assess compliance and provide documentation where required
